Coastal land is in short supply and subject to strict governmental regulation. This house’s existence and location is dependant on the demolition of a previous structure. A combination of proximity to the ocean and a small, odd shaped lot sitting in the flood plain has this project heavily encumbered with layers of permitting.

The resultant layout had to consider these restrictions but has managed to give excellent access to views and light to a multitude of spaces while maintaining a sense of privacy. Strategically placed windows provide a glorious vista to the close surf breaks while minimizing the visual impact of near homes. The view from the third floor Master Bedroom Balcony is particularily gorgeous and the Apartment aspect, including a second floor deck is spectacular.

The noble “New Englander” exterior style, in keeping with the pattern of the neighborhood, conceals the considerable structural elements that will resist the inevitable onslaught of storms and hurricanes.
